Stages of Work

Stage 1 : Preparation and Excavation

The ground is broken up and excavated down to the base level of the foundations with soil and rubble removed offsite to a skip. A hardcore infill is then laid and levelled with the top of the foundations.

Stage 2 : Drainage and Membrane

A square pit is dug in the corner of the basement at a point close to the external drainage system, into which a sump is placed. Land drains are then laid around the perimeter walls of the basement, forming a loop which connects to the sump, allowing all water to be directed to this lowest point.

Twin electric pumps with water detection sensors are then fitted within the sump, which when activated will purge what water is present into the existing external drainage system.

Cavity drainage Membrane system Specialised membrane plugs

A cavity drainage membrane system is then fitted to the walls using specialised watertight plugs. This robust membrane is designed to allow for any structural movement whilst maintaining an impenetrable barrier against moisture.

All joints and overlaps are heat-sealed using heavy duty tape to ensure watertight barrier is maintained.

Stage 3 : Flooring, First Fix Electrics & Plumbing

Solid insulation panels are laid to cover the floor area, heavy-duty DPM plastic is placed over the top of these in preparation for the floor screed. The fast drying screed provides a level, structurally sound floor finish.

First fix electrics Level floor covering

First fix electric's and plumbing are also installed at this stage. All electrical work complies with the latest building regulations, including the fitting of smoke and heat detectors and a dedicated fuse board for the basement area.

Existing water and gas pipe-work is redirected by Corgi registered fitters, to sit within the the floor joists at ceiling level or to closely follow a perimeter wall.

Stage 4 : Stud Wall and Plastering

A metal stud wall is constructed around the perimeter of the basement, providing a physical gap to the internal skin and the damp proof membrane.

Insulation is placed between the vertical uprights and exposed timber joists above, providing both thermal and sound insulation. Plasterboard is then fitted throughout to give a solid and uniform finish, prepared and plastered to a smooth finish ready for decoration.

Stage 5 : Floor and Second Fix Electrics & Plumbing

A foam underlay is laid throughout the basement on which laminate flooring is fitted. Skirting boards and door frames are then fitted over this finished floor.

Second fix plumbing then occurs including the mounting and connection of all radiators and bathroom fittings. A range of size and style of radiators is available. Once these have been connected they are tested to ensure no leak occurs.

Second fix electric's are also installed in this final stage, including the fitting of all socket outlets, light switches and light fittings.
